Cambodian Real Estate Draws Attention in Moscow

Cambodian investment opportunities took center stage as they were introduced to a significant audience of over 6,000 investors from Russia and the Commonwealth of Independent States (CIS) at the recent Moscow International Property Show. The event, which took place on April 12-13 in Moscow city, is renowned as one of the premier annual gatherings for affluent investors from Russia and CIS nations who are keen on expanding their portfolios with international real estate assets.

This year marked a pivotal moment for the Cambodian property market as it made its debut among hundreds of exhibitors from diverse global destinations like the United Arab Emirates, Saudi Arabia, Indonesia, Thailand, Turkey, and Georgia. The showcase of Cambodian properties indicates a growing recognition of Southeast Asia’s emerging markets among international investors.

Peter Guboglo, the Chief Executive Officer of the Phnom Penh-based Investor In Property Co., Ltd., took the opportunity to highlight the allure of Cambodian strata-titled condominiums to the assembly of potential investors. Guboglo pointed out the substantial investment potential within the Russian-speaking demographic, which encompasses Russia and the 12 nations of the CIS, noting their significant and growing purchasing power.

One of the major hurdles in attracting these investors to Cambodia has been the language barrier and a relative scarcity of information available on Cambodian investments in the CIS region. Notably, many in this investor cohort have channelled their investments toward countries like Thailand, Vietnam, the UAE, and Indonesia, largely owing to a lack of familiarity with the contemporary developments and investment-friendly climate in Cambodian cities such as Phnom Penh, Sihanoukville, and Siem Reap.

Guboglo shared that the historical perception of Cambodia within the CIS community is outdated, with many associating it with bygone conflicts rather than its current status as a vibrant investment destination offering both high returns and a quality living environment.

To combat these preconceptions and to showcase Cambodia’s flourishing tourism sector alongside its real estate potential, Guboglo’s firm organized a competition at the expo, offering attendees the chance to win a trip to Siem Reap and the iconic temples of Angkor.

Guboglo anticipates that as more CIS nationals explore Cambodia through tourism, a similar trend observed in Thailand, where initial touristic interest translated into substantial property investments, will occur. He underscored the shift in investment preferences among Russian and CIS nationals, who are increasingly turning to Southeast Asia attracted by the region’s favorable purchasing power, stability, and growth prospects.

Highlighting Cambodia’s competitive edge, Guboglo emphasized its dynamic economic growth, appealing price points, comprehensive ownership rights for foreigners, and the substantial appreciation potential of investments. He reasoned that as markets in other parts of Southeast Asia become saturated and overvalued, Cambodia provides a fresh and lucrative entry point for investors seeking growth.

The exhibition not only resulted in immediate sales but also laid the groundwork for future inspections of Cambodian properties by investors, positioning Cambodia as a promising and untapped market for Russian and CIS investors looking for new horizons.
