In a significant stride within the real estate sector, JS Land Plc, a company listed on the Cambodia Securities Exchange (CSX: JSL), reported notable achievements in its construction projects and sales performance for the fourth quarter (Q4) of the 2023 fiscal year (FY). Despite a general deceleration in the condominium market, JS Land Plc has maintained a positive trajectory in its developments.
Operating in Phnom Penh Thmey, Sen Sok, Phnom Penh, the company has made substantial headway with its two key projects, ‘The Garden Residency 1’ and ‘The Garden Residency 2.’ The former was finalized in 2019, while the latter is on the verge of completion. These developments underscore JS Land’s commitment to offering high-quality, affordable housing in regions poised for growth.
The Q4 2023 FY report, disclosed to CSX on March 15, revealed that JS Land Plc garnered property sales totaling 8,727,943,000 riel (approximately $2.155 million) and additional income of 649,624,000 riel ($160,402). This marks a significant rise from the previous year, demonstrating a 251 percent increase in Q4 sales and an uptick in comparison to the fourth quarter of FY 2022.
The Garden Residency 2, in particular, has seen commendable progress, nearing 98.77 percent completion as of December 31, 2023. The project has also achieved 83 percent in unit sales, reflecting robust interest from buyers.
Despite the encouraging sales figures, JS Land Plc reported an increase in comprehensive losses for Q4 FY 2023, totaling 2,329,246,000 riel ($575,128), a 225 percent surge from the previous year. These losses were largely due to impairments on investment properties and inventories.
Nonetheless, JS Land Plc maintains a solid financial standing, with total assets valued at 93,388,708,000 riel ($23.06 million) as of the end of December 2023. The firm’s total equity saw a substantial increase to 15,248,401,000 riel ($3.765 million), reflecting an 86.03 percent growth from 2022.
Despite the subdued condominium market, as noted by Koy Le San, JS Land Plc’s executive chairman, the company continues to forge ahead. Le San highlighted the successful completion of The Garden Residency 2, emphasizing the company’s resolve to boost profitability and deliver enhanced results in forthcoming quarters.
JS Land Plc’s journey from its inception in 2014 as a private limited company to becoming the first publicly listed real estate firm in Cambodia in 2022, illustrates its pivotal role in shaping Cambodia’s real estate landscape.
